Tönnies creates living space

The Tönnies group of companies presented their future living space concept for employees yesterday. The focus is on the goal of providing contract workers who are to be employed permanently by the company in the future with affordable and well-equipped apartments of a fixed standard.

As of January 1, 2021, Tönnies will rely on people employed directly by the company in the core areas of production. The majority of those currently employed under work contracts already live in privately rented apartments and houses, around 30 percent live in apartments made available by works companies. Tönnies now wants to create and make available their own housing units for this group in particular. "Integration and a strong local bond are primarily achieved through reasonable living conditions," says Daniel Nottbrock, Managing Director of Tönnies Holding. “We want to bind people to our company in the long term. And the first key to this are well-appointed residential units at customary, local, market rents.”

Student dormitories in Lemgo (Lippe district) are to serve as a blueprint for the future accommodation of employees. The company presented the corresponding plans at a press conference on Tuesday. The company now wants to offer the standard of student dormitories in Lemgo to employees through new buildings in the municipalities of the region.

In the overall concept, Tönnies relies on three levels: single apartments, couple apartments and multi-room units. In this concept, the new construction of the apartments is to be combined with the rental of existing properties, which are also selected according to a fixed standard in terms of size and equipment. For families with more than two people, Tönnies would like to offer multi-room apartments in existing properties. “The accommodation in the single or couple apartments should make it easier for the employees to start on site. In the long term, we would like to integrate the employees firmly into the region and into the housing market," emphasizes Nottbrock. He hopes that the first projects will soon be implemented in the cities.

The new apartments are for one or two people. The couple apartments are around 27 square meters. Depending on the building site, the warm rent for the couple apartments is between 400 and 450 euros per apartment, i.e. around 200 to 225 euros per person. The single apartments have around 16 square meters. The rent is around 300 euros warm. Each with its own bathroom and kitchenette, fully furnished and equipped with electrical appliances.

In addition, there are open common rooms in every house for all tenants, equipped depending on the orientation with table football or other leisure facilities, as well as a laundry room and cellar. Also included are weekly cleanings of the common areas and property management services.

In order to implement the new building plans quickly, the company has recently contacted local authorities in the region and has already written to 21 mayors directly. “We have the finished concept and can submit a planning application within 14 days. We now need building land in the cities and communities for the implementation," says Daniel Nottbrock and adds: "The new apartments will also relieve the domestic housing market." Important for the location is the proximity to supermarkets and the proximity to the workplace. As a result, transport to the company can be made more effective and bundled.
